Is a consortium of hospitality and property veterans who have developed a platform to leverage one of real estate’s hottest sectors: the Culinary Food Hall.
The ready-to-eat food market is predicted to grow globally by $71.69 billion between 2021 and 2026, largely due to a restored appetite for in-person activities, a surplus of commercial real estate, and generous funding.
FERIA DC rides this wave by providing a scalable space solution for private and institutional landlords, who are ready and willing to provide developer/owner financing because of the traffic these food halls represent.
Currently, there is a scarcity of operators who can deliver a product that combines property knowledge with hospitality operational experience. The Experience Cube delivers this know-how and experience.
FERIA DC is the first in a pipeline of culinary food hall opportunities in growth markets across the United States.
FERIA DC is, above all, a commercial property play that has unique advantages including three streams of predictable income:
1. Base Rent Income
2. Turnover Rent Income
3. Liquor Sales (high margin, low risk)
In addition, it has that advantages of unique risk mitigations, including:
– Operational risk is transferred to the operators
– Scarcity of real estate for individual operators creates high tenancy demand
